Our Policies

• Check-in is 4:00 PM (MST) and check-out is 11:00 AM. A valid government photo ID is required for check-in.
• All accommodations are non-smoking. Designated outdoor smoking areas are available and there is a $250 charge for anyone smoking inside of their guestroom.
• Please note, we do not offer roll-aways, cots, or cribs, and guest occupancy is strictly enforced.
• The Canyons Boutique Hotel is the only property with ADA-compliant rooms (grab bars in the bathroom, roll-in shower, etc).
• In compliance with hotel operations licensing, Sales and Use Tax combined with Transient Room Tax will be assessed and collected on behalf of the State of Utah and Kane County at the time of the stay.
• Swimming Pool is open on a seasonal basis (typically mid-May thru September).
• Lost or un-returned room keys are charged $25. Please contact us for lost and found items.

Reservations and Cancellations

• Changes, Cancellations and No Shows. The Canyons Collection is a small, independent collection of properties, we ask for your understanding in respecting our cancellation, change, and no-show policy. Please read carefully. If you must change, shorten or cancel your reservation, do so within the time frame indicated below for a full refund minus the specified change/cancellation fee (per room). We understand that plans can change. You may cancel free of charge up to 72 hours before 6:00 p.m. Mountain Time on your arrival date. However, within 72 hours of arrival, a one-night stay cancellation fee applies. Please note that confirmed reservation rates are fixed within this 72-hour window. It's important to mention that in the event of an untimely cancellation, your deposit will not be refunded, and any additional reserved nights will be automatically canceled. For group reservations, kindly refer to the specific group agreements in place, and please be aware that non-refundable and special booking rates have their own individual restrictions and booking terms. If you have any questions, don't hesitate to reach out to us.
• Third Party Booking Sites. Reservations made through external portals (Expedia, Booking.com, etc.) may be subject to additional terms and conditions that must be honored.
• Inclement Weather. Kanab is lucky to enjoy over 260 sunny days per year!! Please understand that we cannot be responsible for inclement weather or other causes for delays and cancellations at your point of origin or the locations you may connect through when traveling to visit us. We strongly advise you to purchase travel insurance if you are traveling during periods of inclement weather or you have other reasons to suspect you may need to cancel your reservation. We thank you for your understanding!
• Late Cancellation. There is no penalty if the reservation is shortened, changed, or canceled at any time up to 72 hours prior to arrival. If a cancellation is requested less than 72 hours prior to arrival, you are financially responsible for the full reservation. 
• Discounts. Discounts are applied on a seasonal basis. Discounts can not be applied to third-party reservations such as (Expedia, Booking.com, etc.). Only one discount can be applied per reservation.

Dog/Pet Friendly

• We welcome dog sleepovers from Best Friends Animal Sanctuary and your dog. Dogs are allowed in designated rooms only and the Dog-Friendly Policy is as follows: (Sorry - we do not allow cats) Dogs must be well socialized around people and other dogs, all dogs must be on a monthly flea preventive.
• Dogs must be fully housebroken and must be kept on a non-retractable leash at all times when outside of the guest room.
• Dogs must be crated any time they are left unattended in the guest room (crate not provided)
• All dogs must be up to date on immunizations and records made available if requested.
• You must clean up after your dog inside and outside and dogs cannot be leashed/attached to the outdoor furniture.
• If your dog causes damage to any part of the property, you are fully responsible for cleaning fees, repair, and/or replacement.
• A $20 per dog fee, per night, applies to all reservations. If a dog stays in a dog-free room, the guest will be charged a cleaning fee of $250.00.
